I found it very helpful to give my agent a list of features I wanted, grouped by priority. That helped her to eliminate properties that were lacking in "imperative" features, and assess other properties based on "extremely important", "fairly important" and "would be nice", since it is unrealistic to expect to find every single feature you can think of. It also gave me an objective way to compare. I ended up buying a townhouse that had almost all of my desired qualities.
